Installation and Handover Guidelines

Delivery Conditions
Delivery shall be made as a full unloaded load "free on lorry" at the agreed construction site. The delivery location must be as close to the usage site as a fully loaded articulated lorry can access on a level and load-bearing surface. It is the buyer’s responsibility to ensure an unobstructed route for a minimum of a 40-foot articulated lorry to the delivery site and to meet all requirements for the construction site road and delivery area. For safety reasons, the delivery site must be level, horizontal, and load-bearing.
Delivery Scheduling and Waiting Time
The call-off period is seven working days before the delivery date. The call-off can be modified up to six working days before the delivery date.
A maximum of two hours is allocated for unloading from the agreed delivery time. Any waiting time exceeding two hours will be charged at GBP 130 per hour. Nordic Offsite is entitled to a two-hour grace period on the delivery time, during which the buyer may not claim compensation for waiting time.
Call-Off Procedure
Deliveries shall be called off via email to:

The call-off request must include the load number as per the position list, delivery time, and delivery address. Additionally, the name of the contact person, phone number, and email address must be provided.
Delivery Confirmation and Inspection
Upon arrival at the construction site, the arrival time must be noted on the delivery documents. Before unloading, the unit must be inspected for any external visible damage, particularly around the drainage under the base, floor drains, and ventilation. Any damages must be documented before unloading and subsequently reported to the Nordic Offsite project manager. The damage must be recorded on the delivery documents, and the receipt must be signed after unloading.
The installer must assist in moving the lorry’s tarpaulin cable back and forth for unloading. The unloading time must be recorded on the delivery documents upon completion.
If the delivery is not confirmed by email by Nordic Offsite within 48 hours, the buyer must contact Nordic Offsite for confirmation to ensure the order has not been misdelivered or lost.
Weight and Lifting Instructions
Concrete cabin weight: Approx. 875 kg per square meter
Steel cabin weight: Approx. 475 kg per square meter
Neoprene leveling material in the form of neoprene blocks (e.g., 10 x 100 x 100 mm) is supplied. These must be placed according to the supplied neoprene leveling plan and leveled according to the supplied door threshold detail. Additional leveling materials, such as steel plate clips, are not included. If smaller plastic leveling materials are used, a minimum 5 x 100 x 100 mm steel plate clip must always be placed between the neoprene and plastic leveling material to distribute pressure.
Cabins must be lifted off the lorry and craned into the building. The unit must be lifted using wire straps attached to the four threaded bolts in the ceiling.
Minimum lifting wire length: 550 cm.
Light cabins must be lifted with a lifting yoke. Horizontal pulling is not permitted.
If cabins are stored temporarily, they must be placed on a minimum of four supports (100 x 100 x 100 mm) to accommodate protruding floor drains. The storage area must be level and stable.
Installation Guidelines
The ceiling must not be stepped on, and horizontal adjustments must be made at the base, not at the door zone.
Before installation, check that any cutouts for floor drains are correctly positioned and that the floor area is free of concrete residues.
The cabin should be placed as close as possible to adjacent walls without direct contact between the concrete walls of the cabin and the structure, maintaining a minimum gap of 30 mm.
The door and one adjacent wall will have a 1-meter mark measured from the finished cabin floor, used to verify installation height.
After installation, check that the cabin is correctly aligned using the 1-meter marks. If misalignment occurs, leveling must be adjusted. Proper installation ensures the correct floor slope.
Tolerances
External dimensions: +/- 10 mm
Flatness of base underside: +/- 5 mm
Installation deviation: Maximum 2 mm to maintain a 30 mm internal floor slope
Installation must comply with BSI standards and relevant UK building regulations
Construction Considerations
Installations above the cabin, such as ventilation ducts, lighting, and water pipes, must be accounted for.
Installations in the service shaft, such as cisterns, water pipes, drainage pipes, and electrical installations, must be considered.
Floor drains and drainage pipes beneath the cabin must not press against other building components.
Protective plastic covers must remain undamaged and should not be removed until the building is weathertight.
Door protection panels must remain in place, and the cabin must remain sealed until ready for use.
All packaging materials must be removed by the buyer.
The gap between the top of the bathroom cabin and the overlying slab must be sealed with a flexible material such as foam or acrylic sealant. Cement-based sealing is not permitted.
Weather Protection and Final Inspection
Cabins must be protected from weather conditions while stored on-site and after installation in the unfinished building until the structure is watertight. The buyer is responsible for ensuring that water does not flow down through the building, particularly via service shafts. Any damage resulting from failure to follow these precautions will only be repaired at the buyer’s expense.
Nordic Offsite provides a tarpaulin and securing straps for each cabin. The buyer must install these to protect the unit from weather conditions during both temporary storage and after final installation. The tarpaulin must fully cover the bathroom cabin and be tightly secured to drain rainwater effectively.
Once the roof is watertight (confirmed by the customer via email to the Nordic Offsite project manager), a Nordic Offsite technician will inspect the site to assess any installation damages and confirm delivery completeness. If cabins have been used for material or equipment storage, Nordic Offsite disclaims liability for any resulting damage. If this occurs, the cabins must be emptied immediately, and Nordic Offsite will conduct an inspection at the buyer’s cost. If the temporary door is removed before the inspection, the cabin will be deemed accepted in its current condition.
Maintenance and Installation Quality Control
The entire plumbing system must be flushed before use to remove debris and prevent blockages.
If units remain unoccupied after installation, the developer must periodically flush cisterns and open taps to prevent lime-scale buildup.
The heating system must be vented, activated, and calibrated before use, as improper balancing can affect underfloor heating performance.
The return valve must not be set higher than 40°C, as this may damage tiles and grout.
Installation Contractor's Quality Control Checklist
Verify that all cutouts for drainage pipes are correctly positioned before installation.
Ensure that lifting of concrete cabins is conducted using a minimum 550 cm lifting wire.
Ensure that lifting of steel cabins is conducted using a lifting yoke.
Check that drainage pipes beneath the cabin base are not damaged.
Verify installation height against the 1-meter mark.
Ensure that walls are properly aligned using the 1-meter marks.
Check that drainage outlets are undamaged post-installation.
Inspect for external damages post-installation.
Ensure that protective plastic sheeting remains intact and the tarpaulin is correctly installed.
